The scope of work focused on restoring and modernizing critical exterior systems while ensuring compliance with Florida building standards and SHIP program requirements. Impact Windows by CGI

Installed high-performance, impact-resistant CGI windows engineered to withstand severe weather conditions while improving energy efficiency, security, and exterior aesthetics. These systems provide enhanced hurricane protection and contribute to long-term operational savings for homeowners.

Exterior Doors by Masonite

Durable Masonite exterior doors were installed to enhance security, insulation, and curb appeal. These products were selected for their strength, energy performance, and architectural versatility.

Roofing System by GAF

The roofing rehabilitation incorporated industry-leading roofing materials from GAF, selected for their superior durability, weather resistance, and manufacturer-backed warranty protection. The roofing system was designed to improve structural reliability and long-term performance under Florida’s demanding climate conditions.

Roof Tile Systems by Crown

Premium roof tile materials were incorporated to provide an attractive and resilient roofing finish capable of withstanding harsh environmental exposure while complementing the property’s overall architectural appearance.

Execution Process

  • Initial Assessment & Planning

The project began with comprehensive property evaluations, including structural observations, termite-related assessments, and detailed coordination with municipal inspectors and program administrators. Our team developed a strategic rehabilitation plan designed to align with local building codes, SHIP program standards, and project-specific requirements.

  • Construction & Implementation

Edifica Construction coordinated and managed all phases of construction, including site preparation, termite mitigation, removal and replacement of outdated systems, installation of impact-resistant windows, roofing upgrades, and door replacements. Throughout the process, our team maintained strict quality control procedures and adherence to safety protocols.

  • Final Inspection & Project Delivery

Upon completion, the property underwent extensive quality assurance reviews and final inspections to verify compliance with applicable codes, program guidelines, and workmanship standards. Every stage of the project was completed with a strong emphasis on durability, safety, and long-term homeowner satisfaction.

Challenges & Resolution

Like many residential rehabilitation projects involving occupied properties and municipal compliance requirements, this project presented several unforeseen challenges throughout execution. During construction, previously undisclosed code-related conditions were identified, requiring additional coordination, administrative review, and adaptive project management to maintain progress and compliance.

In addition, the project environment occasionally required heightened communication management and operational flexibility to ensure the safety, professionalism, and productivity of all personnel involved, including crew members, subcontractors, inspectors, and administrative staff. Despite these obstacles, Edifica remained committed to maintaining professional standards, completing the work responsibly, and delivering quality results in accordance with program expectations.
